1. Initial Consultation & Vision

We begin with a relaxed, no-strings-attached meeting at our office in Dickson, TN. This is where we get to know you. We talk about your goals, your budget comfort range, your timeline, and the kind of home you want to live in. If you’ve already chosen your land, we’ll also do a free site visit to better understand the space and how we can design to fit it perfectly. This is also your chance to ask questions and get honest answers before making any commitments. After we’ve talked through your vision, we’ll put together a free first-draft estimate. This gives you a ballpark idea of what your dream home could cost and helps you plan ahead–no pressure, just clarity.

 

2. Design & Planning

Once the direction is clear and you’re ready to move forward, we move into design. At this point we require a retainer of services. This fee is calculated at 0.25% of the first draft estimate from your consultation. This will get credited back to you when we start construction. 

Lampley’s Building has an architect, and we can also work with yours if you already have one. We will collaborate with architects and designers to create or refine detailed plans for your home. During this phase, we’re focused on:

  • Layout and flow
  • Structural considerations
  • Budget alignment
  • Long-term livability

Good planning here saves time, money, and frustration later. Once you approve the design, we’ll work with you and your financial institution to provide the necessary documentation for you to be able to finalize your loan and secure funds. 

 

3. Pre-Construction Prep

Before breaking ground, we finalize the budget, timeline, and contracts. At this phase, we also handle the behind-the-scenes work like permits, scheduling trades, ordering materials, and finalizing timelines. You’ll meet your dedicated Project Manager, who will be your point of contact throughout construction. It might feel quiet on your end at this point, but we’ll keep you updated so you always know what’s happening.

 

4. Construction

This is the phase most people picture–but it’s only part of the overall process. Construction includes:

  • Excavation work (site prep, foundation, driveway)
  • Underground utilities (septic system, water lines)
  • Framing and structural work
  • Mechanical systems (plumbing, electrical, HVAC)
  • Insulation, drywall, and finishes
  • Final details and inspections

 

Our skilled team will manage every aspect of the build, from laying the foundation to framing, roofing, and installing systems like plumbing and electrical. We first begin by preparing the site–this includes clearing land, grading, and setting up utilities. Then your home can begin to take shape! 

We employ skilled laborers and partner with trusted subcontractors and vendors who we know and believe in. We pride ourselves on quality craftsmanship and attention to detail. For safety purposes, we’ll invite you to visit the site at key stages so you can see the vision come to life. We’ll keep you in the loop with weekly updates, photos, and milestone highlights, and you can always reach out to your Project Manager.

 

5. Interior Finishes

Once the structure is complete, we move on to the fun part—making it yours! This includes installing flooring, cabinetry, countertops, fixtures, and paint. We’ll work closely with you to ensure every finish reflects your style. If you’ve chosen upgrades or custom features, this is when they come to life. 

 

6. Final Walkthrough & Punch List

Before handing over the keys, we conduct thorough inspections to ensure everything meets our high standards and local codes. Then, we’ll walk through the home with you to review every detail. If there’s anything you’d like adjusted, we’ll prepare a Punch List document for you and the Project Manager to sign off on. We’ll provide you with a date of completion and promptly take care of everything on the list. 

 

7. Move-In Day

This is the rewarding part–seeing the plans come to life and handing over the keys to a home built specifically for you in Middle Tennessee. We’ll provide you with all necessary documentation, warranties, and care instructions for your new home. Our relationship doesn’t end here—we’re always available for questions or support as you settle in.
