Across Tennessee, custom home construction commonly falls somewhere between about $180 and $350+ per square foot depending on design choices and materials. Higher-end finishes or unique architectural details can push that even higher – sometimes $400+ per square foot on luxury projects.

We hesitate to generalize based on square footage because it can be easy to think you’ll save on your budget by shrinking some rooms. However, moving a wall a few feet on an open-floor-plan room doesn’t do much to impact the budget. You’re only saving yourself some flooring. Bathrooms and kitchens, the areas people usually want to maximize, require a lot of your budget. 

 

2. What Does That Per-Square-Foot Range Really Mean?

To make sense of those numbers, here’s a simple way to think about it for different build levels (excluding land cost):

Basic Custom Home:
$180-$220 per sq. ft.
Simple design, standard finishes, efficient layout

Mid-Range Custom Home:
$225-$275 per sq. ft.
Upgraded materials, thoughtful design details

Higher-End Custom Home:
$300-$400 per sq. ft.
Premium finishes, complex architectural features

Luxury Custom Home:
$400+ per sq. ft.
Ultra-premium finishes, complex architectural features, outdoor living areas, wine cellars, smart home features

To put that in perspective, on a 2,500-square-foot custom home, that puts you at $450,000 on the low end. It only goes up from there based on the luxuries you’re looking for.

Keep in mind, these are just build costs, and don’t include the price of land or site work yet. 

 

3. Don’t Forget Land and Site Costs

Land varies a lot, even in rural areas like Dickson.

  • Land closer to city limits costs more.
  • Land outside of city limits will be cheaper per acre but could require more site prep.
  • A flat, build-ready piece of land with utilities close could be less expensive.

Change Orders
We understand that once you start to see your custom coming together, you might change your mind about certain materials or finishes. That change requires a Change Order, and WILL increase your overall cost. 

Why? The final estimate and contract all parties signed off on and that your financial institution approved was for a specific house plan. If you change anything about that, we have to order new material – oftentimes after having already ordered the original material needed and oftentimes more expensive. That increases labor and slows down the timeline because we have to wait for the material to come in before we can move on with the build. 

Absolutely make the choices that will help you love your home. But please be aware it will change the cost.

 

5. Why Custom is Different from Production Builds

You might have seen cheaper per-square-foot numbers for production or spec homes. Those are typically built using a set plan and mass-produced materials – they’re efficient, but not truly customized.

A custom build lets you shape your home around how you want to live, which is part of why cost per square foot can be higher.
