How long does the building process take?

Total build time on a custom home from the day we break ground to the day you move in takes around 8-12 months. Renovations and additions can take 3-6 months. Learn more about the start-to-finish process here.

Why is the custom home building process such a wide range of time?

How long it takes to build a custom home is based on several factors, including quality of the property, size of the home, quantity of luxury features, weather conditions, and availability of materials. After the Design and Planning stage, we can give you a better idea of how long it will take to build your home. Keep in mind that we can’t control the weather or delays in getting materials.

You also play a role in how quickly we can complete your home! By responding to your Project Manager’s questions, making your interior finish selections as quickly as possible, and paying invoices on time, you can help us keep the home build running smoothly and on time. For renovations and additions, we also have to work around you living in the home. This can slow down the process because we have more limited hours to complete the work. 

When can I visit the site?

We will schedule specific dates when you can visit your home with the Project Manager. This is so we can make sure the site is safe and so we can have it as cleaned up and presentable as possible for you. We know you’re excited and curious! However, showing up at random times is dangerous and causes undue worry if you don’t see your vision taking shape yet. 

Do you offer a warranty?

We offer a 1-year warranty on all custom homes and renovations on work and materials that we provide. Should any of these items deteriorate within the year, call our office at 615-512-4112 and we will schedule a time to correct it as quickly as possible. Please keep in mind that we can’t warranty specific items you purchase yourself and have us install. We use vendors whose products we know and trust to perform to standard. If you want to try another company, that is your right as the homeowner and we will honor it. After all, it’s your home! However, we can’t guarantee the performance of that product, so we won’t be able to offer a warranty for it. Likewise, if you choose to work with a different trade professional than who we provide, for example your brother might be a plumber, we also do not warranty that professional’s work. After the Final Walkthrough and Punch List stage, we will provide you with paperwork outlining everything covered in your warranty.   

When can I move in?

You can move in to your home after it passes all city and county inspections and the Punch List has been completed. 

When is payment due?

We know a custom home is an investment. Once we determine your final budget, together we will determine a payment schedule over the course of the building process. We can even work with your bank if needed. The most common payment schedule is a percentage of the total due every 2-4 weeks. This is an industry-standard payment schedule. We will NEVER ask for payment-in-full before beginning work. 

How can I, the homeowner, help make the building process go faster?

  • Make sure we have your preferred method of communication so we can keep you updated at every stage of your project. Please don’t give us the email address to the inbox you never check or the phone number to a person who isn’t willing to work with the Project Manager.
  • Have your finances in order, whether it’s cash or pre-approval from a bank.
  • Review the contract for accuracy and to make sure you’re familiar with the terms and conditions.
  • Confirm the details. Double-check your design choices, materials, and any other preferences before we begin.
  • If you change your mind on something, please let us know as soon as possible. We’ll need to prepare a Change Order, adjust the budget, and in some instances return materials for reimbursement so we can order the new item.
  • Keep the project running smoothly and on time by paying invoices promptly and quickly answering communications from your Project Manager.   

What if something happens to my project manager?

Everyone in Lampley’s Building works together and uses the same app to keep up-to-date with every project. Each team member can see all the projects and the stages that have been completed on each one. If something happens to your Project Manager, another team member will be able to jump right in where they left off. We also take photos at regular intervals, so even if someone has never been to your site, they still know exactly what’s going on and what to do next.
